Parties</h2>\n    <p>This agreement is between Maple &amp; Lane Lettings on behalf of the owner (\"Landlord\") and you (\"Tenant\") for Flat 4B, 18 Orchard Street, including the storage cage in the basement.</p>\n    <h2>2. Term</h2>\n    <p>The tenancy runs for 12 months from 1 December 2026. After that it continues month to month until either side gives notice.</p>\n    <h2>3. Rent</h2>\n    <p>Rent is €1,450 per month, paid by bank transfer on or before the 1st. Rent can rise once a year by no more than the published inflation index.</p>\n    <h2>4. Deposit</h2>\n    <p>The deposit of €2,900 is held by an approved deposit scheme and returned within 14 days of the end of the tenancy, less agreed deductions.</p>\n    <p class=\"flag\"><b>Flagged:</b> deductions include \"professional cleaning\" at a fixed €250 whatever the condition. You can ask to strike this.</p>\n    <h2>5. Repairs</h2>\n    <p>The Landlord repairs the structure, heating, hot water and appliances supplied. The Tenant reports problems promptly and allows access with 24 hours' notice.</p>\n    <h2>6. Pets</h2>\n    <p>One cat or small dog is allowed with written consent, which will not be unreasonably refused.</p>\n    <h2>7. Subletting</h2>\n    <p>The Tenant may not sublet the whole flat. Short stays by guests of up to 14 nights a year are fine.</p>\n    <p class=\"flag\"><b>Flagged:</b> a €95 \"admin fee\" applies to every renewal. Most agents in the city no longer charge this.</p>\n    <h2>8. Ending the tenancy</h2>\n    <p>After the first 6 months either side may end the tenancy with 2 months' written notice. The flat is returned clean, with the keys and fobs.</p>\n    <h2>9.
